Real Estate Profile: Ridgefield’s West Mountain Estates Neighborhood

West Mountain Estates is another of Ridgefield’s most sought-after neighborhoods. The original 160 acre estate was purchased by well-known Ridgefield homebuilder Jerry Tuccio in 1959. Tuccio subdivided the property and the home building began in the mid 70’s and continued into the mid 80’s. Most West Mountain homes are traditional New England colonials with some ranch style homes mixed in. A few luxury homes have been added over the years including one just being finished on Calvary Court. One of the homes dating back from the original estate houses the Stone Ridge Manor bed and breakfast.
Sometimes called Eleven Levels (for the main road running through the sub-division), West Mountain Estates is very conveniently located on the west side of Ridgefield, close to town and near the New York border. This westside location makes it very desirable for those commuting to Westchester (Pepsi, IBM, and more).
One of the most popular amenities of the West Mountain neighborhood is the community Recreation Center. This outdoor facility springs to life each year on Memorial Day. The beautifully maintained facility sports an olympic-size outdoor pool, tennis courts, basketball courts, baseball diamond and soccer field. See the pictures below.

Real Estate Profile: Ridgefield’s Twin Ridge Neighborhood

“If the shoe fits…” well you know how that goes. Ridgefield homebuyers look for a neighborhood that “fits”. Each area of town offers a different mix of location, amenities, house styles/ages, schools and more. Twin Ridge is one of Ridgefield’s most sought-after locaions. This friendly neighborhood offers quiet streets, beautiful homes and a very social crew (block parties, …). Twin Ridge is located near the center of Ridgefield and has quick access to Routes 33, 35 and 7 providing especially easy commuting down-county and into Westchester.
The majority of homes were built in the late 1960’s (most have been updated, renovated or expanded) and many newer homes added over the years. Most are of traditional colonial style with capes, ranches and some contemporaries as well.

Rainbow Lake in Ridgefield CT: Real Estate Activity 2006-2008

I have been fortunate enough to have lived on Rainbow Lake since November 2001. Over the years, there has been a lot of renovation, re-building, and refurbishing of the original lake cottages surrounding the lake that were built in the mid 1930’s to 1940’s. Rainbow Lake is a magnificent 44 acre lake nestled in a valley behind the Bennett’s Pond Trail System, Hemlock Hills, and Pierrepont State Park in Ridgefield, CT.
In the past few years we have seen an influx of city dwellers looking for a weekend retreat within 1 hour of NYC. Ridgefield’s Rainbow lake, with its quiet understated charm seems to fit the bill. Most of the homeowners of Rainbow Lake are here full-time, but the mix of weekenders and residents give it a resort feel in the heart of the New York suburbs.
Rainbow lake real estate values continue to increase as more and more people discover the allure of lake living. Following are all of the transactions from the past two years around Rainbow Lake. Note how many were listed, sold or both listed and sold by Rob and me. Ridgefield, CT Real Estate: 3 Reasons Why the Luxury Segment Remains Strong

When you look at the numbers it’s clear that the high end of the Ridgefield, CT real estate market remains strong. Over the last several years, housing stock priced in the over $1.5M bracket has grown due to new construction as well as price appreciation.
Taking a look at all Ridgefield homes that sold for over $1.5M transaction volume has remained stable for the past 3 years (see table). So far in 2008, we are tracking 2007 exactly. Demand remains high in the luxury segment of the market for several reasons including:
- Ridgefield continues to offer an extremely desirable mix of small town, country, great schools, culture, entertainment, proximity to NYC, value and more
- virtually all new construction is at the high end
- interest rates remain at historic lows
